Roosevelt Townhomes is a 12-unit, Class A infill development located in downtown Fargo. Built inline with Fargo’s broader urban revitalization plan, the project contributes high-density housing in walkable, central neighborhoods with limited new supply. Supported by city-approved PILOT tax incentives, Roosevelt delivers long-term cash flow and equity appreciation. Gro developed the project from the ground up to provide high-quality rental housing in a historical neighborhood.

The Rye at Tillstone
The Rye is a 212-unit Class A multifamily community within the master-planned Tillstone development in south Fargo. Designed with upscale amenities and modern finishes, Gro participated in the development through a fund-to-syndication partnership with Enclave, providing its investors access to an institutional-quality asset in a high-growth corridor.

Fargo Townhomes
The Fargo Townhome Portfolio is a 91-unit value-add investment consisting of townhomes and apartments across several Fargo and West Fargo neighborhoods. Gro acquired the portfolio as a group of rental properties that were not being fully optimized — with below-market rents, outdated units, and management inefficiencies — creating an opportunity to improve performance. Through tailored renovations and the conversion of select properties to condos, Gro is increasing performance and optionality. The investment strategy includes a combination of retail unit sales, portfolio dispositions, and cash-flowing holds.

50 Single Family Homes
Gro RE Fund II is a single-family development fund focused on delivering 50 new homes across three subdivisions in West Fargo and Horace. Built in partnership with Mission Homes and Fargo Home Company, the fund gives private investors access to the ownership and development of single-family housing — an asset class historically limited to local builders and operators. Gro oversees the full development process, from land acquisition to construction and disposition, with a strategy designed to create long-term value through build-to-rent and retail sales.

Freight Flats is a boutique condo conversion project in downtown Fargo, originally built in 1916 as a rail-line storage facility. Over the years, it transitioned from storage to apartments to for-sale condos — with Gro leading the most recent conversion.
